We advertise your property on Rightmove and Zoopla as well as to our database of suitable tenants.
We then shortlist potential tenants.
Tenant Referencing
We provide a thorough credit check with references from employers and previous landlords to give a clear indication of the suitability of tenants.
Contract Signing
Our Assured Shorthold Tenancy Agreement provides total peace of mind. It’s created and regularly updated by a team of experienced tenancy lawyers to ensure you’re always fully compliant with the law.
The contract offers the best of both worlds: it’s designed to give landlords peace of mind, and it’s also very simple to customise for any landlord’s individual requirements.
We offer a speedy, highly secure and legally binding digital contract signing process. All parties, including the landlord, will receive instant notifications when it’s their turn to sign the contract.
Deposit Registration
We take care of collecting the tenant’s deposit and the first month’s rent. We also ensure that the deposit is properly registered on your behalf, so the tenancy is legally sound and follows all deposit-related laws.
The deposit is legally secured and all funds are ring-fenced in client accounts, audited, and protected by client money insurance.
Key Exchange
Tenants pay the first month’s rent and deposit in full, at which point we can hand over the keys to your new tenants.
Rent Collection
We will collect the rent monthly and transfer your balance on the day we receive the rent payment.
If the tenant is late on rent, we’ll chase the tenant on your behalf.
Maintenance
We provide your tenants with a contact number and online portal for them to report and track any maintenance issues.
We will always respond to tenant enquiries within 24 hours.
If the issues are minor e.g. a leaking tap, we will aim to get it fixed within 48 hours. With minor issues, you only pay for materials.
If the issue requires a third-party subcontractor, we will contact one of our trusted contractors and ask them to provide a fixed-price quote. We will then inform you of the costs and timescales.
We do not put any markup on the fixed price quote.
Property Inspections
We inspect your property after one month into the tenancy and then at least every 3 months.
End of Tenancy
We conduct an End of Tenancy inspection and report any issues to you. There shouldn’t be any because we regularly inspect each property.
